So you know you're going to be selling your Toronto townhome to move to Philadelphia, perhaps for work or to be near relatives. The question is: should you buy or build a brand new home or should you try and look for a resale home? Which is better for your family and your stage of life? While each person's situation is unique, we can provide you with some of the pros and cons of each option, which will hopefully help you to come to a decision on your own.
Resale Homes
Resale homes make up most of the Philadelphia real estate market, and it's the same whether you're talking about homes for sale in Mississauga or in Rio de Janeiro. They're the most prevalent and require the least work to buy because you don't have to deal with architects or contractors, just the seller and his or her agent. The biggest drawback to buying a resale home is that although there are a lot of homes out there to choose from, odds are you won't find everything you're looking for and will have to settle on some points.
New Homes
Among buyers who can afford it, the new homes that are constantly being built by developers in pre planned subdivisions are the most popular option. Buying a brand new home holds the prestige of knowing you haven't picked up the leftovers of a family who left for Oshawa real estate. It also gives you a certain amount of options in terms of fixtures, flooring, and even interior layout depending upon the builder, and the security of living in a neighborhood of like minds. The drawbacks are that the homes tend to be humongous, only partly customizable, and they're more expensive than resale homes.
Prefab Homes
Prefab homes once meant trailers or Winnebago's, but today can mean pre assembled homes indistinguishable from site built homes. When you order a Richmond home you choose a plan and a delivery location and the new home is delivered in sections and attached to your foundation. It's a little more choice than a subdivision home and can offer new home options in remote areas with few contractors. However transport costs can be steep and there are restrictions on the available features.
Building a Home
The last option is to build your home from the ground up with the help of local architects and contractors. The reason more Scarborough residential properties aren't built this way is that it's a tremendous amount of work to choose to lot, design the home, and arrange for it to be built. It takes longer and costs more, but the major advantage is that it offers you the chance to have exactly what you want.
